Who we are:

CO Adaptive Architecture celebrates its 10th anniversary and embarks on its second and third projects as an architect-led design build, with the goal of ensuring that what is designed with care and thought is built precisely as intended.

Passionate about retrofitting our existing building stock for energy efficiency and resilience using passive house design methodology, we pay as much attention to the embodied energy and health of the materials used in our designs that guarantee the functionality and durability of the buildings we work on will remain for decades to come.

Recruiting for our second position at CO Adaptive Building, we are looking for someone who has experience building townhouses and wants to disrupt the current status quo. The ideal candidate will be the link between our in-house team of architects who developed the plans and specifications, our in-house site team and our customers who are passionate about sustainability – being able to connect the dots between the teams and bring transparency to our process. They will also be responsible for sourcing, sequencing, and coordinating material supply logistics. They must also be comfortable building new, lasting relationships with contractors and suppliers.

Responsibilities:

As this will be a pioneering role for the office to strengthen its foundation as an architect-led design and build studio, we are looking for a self-motivated, highly communicative and team to interface with everyone in producing high quality products. performance buildings. This person should have a comprehensive understanding of Passive House design (although we will train as needed and this is not a prerequisite) and be comfortable planning complex sequences of critical paths for materials to arrive on/off site before the scheduled date and sub-contractors to align according to the planned milestones. Ability to work with project and process management software such as Jira, and experience developing and maintaining Gantt charts and other workflow mappings are required.

We are also actively working to retool the construction waste stream and have found several partners who will use specific demolition materials and construction offcuts/scrap. The Construction Project Manager will work closely with the design team to develop design concepts for deconstruction and serviceability for more circular building construction, acting as a feedback loop on how we can reduce and solve the problems that make traditional construction inefficient. This person must have a strong problem-solving mindset to challenge the status quo, but also be a decisive manager and a communicative, personable human being to work closely with a team.

Initially, this person will be responsible for 1-2 home improvement projects that have a CO Adaptive superintendent and construction worker. Following this introductory role, the company should bring in more construction projects so that the project manager can oversee 2-3 main projects at a time and work collaboratively with other project managers. Project managers would work with CO Adaptive leaders to develop work-sharing protocols and help develop CO Adaptive’s best practice procedures (SOPs).

We are in the process of setting up a full-service carpentry shop at our 3,000 square foot studio in the Brooklyn Navy Yards for use in mock-up prototyping and testing new fixture assemblies. Additionally, we are aiming to become a key joinery sub-contractor for our own projects and therefore the position would involve interfacing with the in-house joinery fabrication team to streamline this integration into project management. This position is expected to be filled primarily from our Navy Yard offices, with some time (5-10%) spent at job sites and vendor locations.

The job of the Construction Project Manager will be to effectively orchestrate high-quality construction projects ensuring that bottlenecks are quickly identified, facilitating tendering and final contract production with sub-contractors, and brainstorming new protocols with design and construction teams to train best practices.
